News in brief – 2 April 2026

Lendlord has launched a new compliance solution to help landlords evidence service of the Renters’ Rights Act 2026 information sheet ahead of the 31 May deadline. The information sheet, published by the Government on 20 March, must be provided to tenants in existing tenancies created before 1 May. While it can be issued by post or email, landlords are expected to demonstrate that it has been received, with failure to do so potentially resulting in fines of up to £7,000 per tenancy. Lendlord’s latest update focuses on addressing this proof of service requirement, to help landlords retain a clear audit trail.

United Trust Bank (UTB) Mortgages has announced new enhancements to its residential mortgage and second charge loan criteria with increased flexibility on benefits income for affordability, more relaxed requirements for later life lending and enhanced AVM rules for second charge loan applications. UTB’s latest changes follow multiple product, criteria and process improvements made last week, all designed to simplify application to offer journeys and give brokers a wider choice when placing specialist mortgage cases.

HLPartnership (HLP) has appointed estate agency leader Jon Cooke as a board adviser, as part a move to strengthen the links between estate agency firms and its mortgage and protection network. Cooke has more than three decades of experience in estate agency leadership, growth strategy and mergers and acquisitions. He founded Fine & Country in the early 2000s and helped build it into a global network of more than 300 licensed offices.
