Brokers vital to helping homeowners navigate Budget changes - Santander

Brokers have a crucial role in helping homeowners understand the financial implications of Government policy and economic changes, with 93% relying on them for guidance, according to Santander UK’s latest Broker Perception Barometer.

With the Budget due on 28 October, the first under Prime Minister Andy Burnham, with Chancellor John Healey set to outline the new government's fiscal plans, homeowners will be looking to understand how potential policy changes could affect mortgage costs, borrowing options and their finances.

Santander’s research found that 38% would like to see incentives for lenders to offer lower mortgage rates, while 34% want a reduction in stamp duty and the same proportion support expanding affordable homeownership schemes for first-time buyers (FTBs). A further 27% want measures to increase housing supply through new homebuilding.

Almost half (45%) of homeowners said they would value a clear explanation from their broker of what any Budget changes mean for them. Meanwhile, 39% want help understanding affordability and new borrowing options, while 36% would welcome guidance on the best time to apply for a mortgage.

Ben Merritt, head of mortgages at Santander UK, said: "The only thing that's felt constant in 2026 is change.

"Mortgage pricing has continued to evolve and that can leave customers wondering when, or whether, to make their move. Our Broker Perception Barometer has found that brokers are at the heart of helping people navigate that uncertainty, providing expert guidance when it's needed most. Whatever changes the budget brings, their role in supporting customers to make confident mortgage decisions will remain critical."

The value of broker advice extends beyond major fiscal announcements, the bank added. Among homeowners who had used or spoken to a broker in the previous 12 months, 88% said the experience had made them feel more secure about buying or remortgaging, while 85% said they would use a broker again when purchasing a property or changing mortgage provider.

Homeowners also reported financial benefits, saving an average of £114 a month as a direct result of engaging with a broker, according to Santander.
