Brickflow has partnered with specialist lender Together to launch an automated decision-in-principle (DIP) service that provides brokers with instant lending decisions for bridging loans and commercial term finance.
The new AutoDIP capability has been developed through a deeper technical integration between the two firms, allowing brokers using the Brickflow platform to receive an automated DIP from Together within seconds, without manual intervention.
The service is exclusive to Brickflow and is designed to reduce delays, minimise administrative work and help brokers progress cases more quickly.
The companies said automating what has traditionally been a manual process reduces duplication, shortens turnaround times and lowers the risk of errors, giving brokers greater confidence when assessing complex cases and helping borrowers receive earlier certainty over their financing options.
The overall aim is to speed up the early stages of the application process and improve certainty for borrowers.
The launch follows research from Nottingham Building Society revealed delays at the affordability assessment and DIP stage as a key pain point for brokers.
The study found that 16% of brokers said complex applications stalled during this stage, while 32% identified faster lender decision-making as a priority for improving the mortgage process.
Glenn Franklin-Jones, director of lender relations at Brickflow, said: "This launch represents a meaningful step forward in modernising the broker application journey. By delivering instant DIPs through automation, we’re providing brokers with faster certainty, reducing friction, and helping them progress cases more efficiently for their clients.”
Tanya Elmaz, managing director of intermediary sales at Together, added that the partnership would deliver "faster, clearer outcomes for brokers at the very start of the lending journey", enabling them to move with greater confidence while providing borrowers with certainty sooner.
